Public artists get works underway for Wellard

Three Western Australian artists have been selected from more than 60 applicants to create five unique artworks for the first phase of the Wellard Public Art Project.

The Project, which is being undertaken by joint venture partners Peet Limited and the Department of Housing and Works, aims to establish a series of iconic images for the estate and deliver significant community, cultural and educational outcomes for the local area.

The commissioned artworks include a mosaic outside the Wellard Train Station, a large-scale landmark sculpture and three smaller sculptures around the village centre.

The successful artists, Jenny Dawson, Tony Pankiw and Judith Forrest, are now hard at work creating their pieces in preparation for installation next year.

English born artist Judith Forrest will create a family of bush guardian sculptures for her three-piece display around the Village Centre. Cast in bronze, the three family members – father, mother and child – will each carry a different native animal.

The landmark sculpture will be created by award-winning artist Tony Pankiw, whose piece will depict a curved tree with three leaf outlines extending from the branches. These will become picture frames containing images of Wellard, like the train station and the sports ground.

Drawing on the history of the area, well known Western Australian mosaic artist Jenny Dawson and Nyoongar Visual Artist Sandra Hill, will create a colourful mosaic with a depiction of three spirit figures going on a journey at its centre. Trees and water will also feature heavily to highlight the historical importance of the Wellard region as a food gathering and hunting area.

The Wellard Public Art Project comes on the back of the highly successful Community Art Project which recently resulted in the installation of a series of unique artworks, created by members of the local community, students from the Peter Carnley Anglican Community School and a team of youth participating in a local Green Corps project.

A merry ‘Village Christmas’ for Wellard residents

Christmas arrived early at The Village at Wellard, with more than 150 residents celebrating the estate’s first ‘Village Christmas’ on the weekend (Saturday 29 November).

With many families bringing young children to enjoy the festivities, the roving performer, face painting, bouncy castle, animal farm and sounds from popular Perth entertainers the Gumnut Stompers, were big hits on the day.

But a special cheer was reserved for Father Christmas who arrived on a fire engine to hand out treats.

The festivities were hosted by project joint venture partners, Peet Limited and the Department of Housing and Works, at the Wellard Community Pavilion.

Peet Limited Managing Director and CEO Brendan Gore said the event was a great opportunity for the local community to come together and celebrate this special time of year.

“Providing the places and opportunities for residents to meet and interact is an important part of building the community at The Village at Wellard,” said Mr Gore.

“The Wellard Community Pavilion has been providing a great community facility since its official opening in March this year and it was fantastic to see so many people enjoying the celebration, activities and entertainment.”

The successful ‘Village Christmas’ caps off a very successful year at The Village at Wellard with a number of achievements throughout the year.

Just last month the joint venture partners were rewarded at the Not-for-Profit Network Awards with the Ngulla Community Nursery winning the Partnership of the Year Award and earlier in the year The Village at Wellard received the Judges’ Award at the Urban Development Institute of Australia (WA) Awards.

With more than 690 of the estate’s 2,700 homesites now sold, The Village at Wellard community continues to grow with more than 320 households now moved in to the estate.

Wellard community artworks unveiled

The Wellard Community Art Project – which produced a series of unique artworks, created by members of the local community, students from the Peter Carnley Anglican Community School and a team of youth participating in a local Green Corps project – was unveiled at a special celebration on Saturday (1 November).

More than 30 members of the local community joined project partners, Peet Limited the Department of Housing and Works, Town of Kwinana and Peter Carnley Anglican Community School to celebrate the culmination of this exciting project.

The project was also supported by Challenger TAFE and received funding support from the Community Arts Network WA.

Guests soaked up the sunshine, took time to stroll through Linear Park and view the new artworks and enjoyed the antics of a roving circus performer.

Launching the art project Town of Kwinana Mayor Carol Adams said that community art is something that Council feels is very important.

“Art gives people a way of expressing their creativity,” she said. “And it allows them to reflect on what living in Kwinana means to them.”

The artworks, which now contribute to the creation of dynamic, interactive areas of public open space within The Village at Wellard, were completed at a series of community and student workshops guided by professional community artist Christine Martin-Hegarty and assistant artist, Elena Lane.

A group of interested local residents, who took part in the community workshops, designed and decorated seating made from timber salvaged from The Village at Wellard estate with clay, painting and carving techniques.

The students, from Peter Carnley Anglican Community School, produced four large mosaic artworks with kindergarten students contributing their footprints to a clay border around the mosaic work.

Peet Limited Managing Director Brendan Gore said the project had provided the opportunity to establish further links with local community groups and residents, enhancing the strong sense of community spirit which is already developing at The Village at Wellard.

“The level of support and commitment from the community has been fantastic,” said Mr Gore. “And the result is a great series of artworks which will provide a lasting legacy for community to enjoy.”

Birds-eye view on new Innisfail Estate Display Village

Twin Rivers boost for local groups

Applications are now open for the first round of the Twin Rivers community sponsorship program, and there is no better time to nominate your community projects and events.

The sponsorship program is supported by Peet Limited through its Twin Rivers Estate and supports the groups and volunteers who are making a significant contribution to the Australind community.

Industry accolade for The Village at Wellard

More than 500 development industry professionals were on hand to witness The Village at Wellard receiving the Judges’ Award at the Urban Development Institute of Australia’s WA Awards for Excellence at Burswood last weekend (Saturday 30 August).

The Award, which is presented at the judges’ discretion, recognises outstanding achievement or innovation in a particular aspect of development.

In awarding the honour to The Village at Wellard the judges recognised the innovative community enterprise that Peet and its partners have established in the Ngulla Community Nursery.

Peet Limited Managing Director Brendan Gore said it was a great honour to receive such an accolade for the joint venture project being undertaken with the Western Australian Department of Housing and Works.

“It’s an exciting project, demonstrating how philosophy can translate to reality with very encouraging results. We know we are setting an example for future developments and particularly those in environmentally sensitive areas.”

The Nursery, which was launched in August 2006, provides much-needed plant stock for the growing estate, as well as horticulture, natural resource management education training for local youth and the community.

A key motivation for establishing the community nursery was to grow plants native to the local area and generate training opportunities for local Kwinana youth.

The project is a joint initiative of the Department of Housing and Works and Peet Limited in conjunction with Bridging the Gap, the Medina Aboriginal Cultural Community, Town of Kwinana, and BHP Billiton Nickel West.

It is now producing up to 100,000 native seedlings each year for use both within The Village at Wellard and other projects on a commercial basis.

The Village at Wellard’s commitment to planning and sustainability has already been recognised with seven industry awards including the Planning Institute of Australia’s Award for Excellence in Environmental Planning and Conservation WA, the Housing Industry Association’s GreenSmart: WA Development of the Year and the Landscape Industries Association’s Best Environmental/Rehabilitation/Conservation Project (WA).

Group Operating Highlights
Peet Limited Managing Director and Chief Executive Officer, Brendan Gore, said the record result was achieved in very mixed market conditions, driven particularly by solid earnings from the Company’s east coast operations.

“Despite difficult trading conditions, Peet’s underlying business has performed well during FY08,” said Mr Gore.

“This performance demonstrates the fundamental strength and quality of our business model – and the experience and skill of our entire team.

“Specifically, the earnings growth is due to the continuing strength of the Company’s land syndication business, strong residential land sales in Victoria and Queensland and a satisfactory performance in a challenging Western Australian market.”

Some 69% of EBIT came from Peet’s Victorian and Queensland operations, while 31% of EBIT came from Western Australian operations, building on recent trends.

“This is the fourth consecutive year in which more than half the Company’s EBIT has come from east coast business activities and we are continuing to grow the business right across the country with strategic acquisitions and a well-mapped production pipeline,” said Mr Gore.

Peet Limited Chairman, Tony Lennon said the Company had achieved an increase in earnings per share to 21.6 cents per share for the year, and the Directors had declared a final dividend for the year of 10.75 cents per share, fully franked.

“That brings the total dividend per share for the year to 19.75 cents – or 28.2 cents per share before tax allowing for 100% franking,” he said.

Peet’s land bank continues to be an underlying strength with a total of some 5,600 lots acquired during the year. At year end, the Peet land bank stood at approximately 37,000 lots with an estimated oncompletion value of $7.4 billion, if sold at today’s prices.

Included in the year’s acquisitions was a rare 243 hectares of ocean front land at Alkimos on Perth’s northern beaches, which was purchased by Peet Limited’s first wholesale syndicate established late in 2007. It is anticipated the Alkimos project will yield in excess of 2,800 dwellings.

An Alkimos retail syndicate opportunity will be released in the first half of FY09. Land sales and settlements The Group sold a total of 2,274 lots from its managed and owned projects during the year grossing in excess of $370 million in sales.

Meanwhile, settlements were achieved on more than 2,400 lots grossing more than $426 million in sales revenue. At the end of the year the Group had in excess of 940 lots across its managed and owned projects that had sold but were yet to settle for a value of almost $183 million.

During the year Peet sold 814 Company-owned residential lots. The pre-tax earnings increased 7.8% to $34.8 million on revenue of $111.6 million from 806 lots settled.

Peet has also progressed development of its first over-55s venture with the first display home at Peet Senior Living’s Lattitude Lakelands site in Western Australia opened, and construction commencing on the first 31 homes in Stage 1. A total of 21 pre-sales has been achieved and are scheduled to commence settling in FY09.

Peet Limited’s strength in land syndication was again evidenced with revenue from land syndication increasing by 7.1% during the year to $45.6 million, contributing to a 10.8% increase in pre-tax earnings to $34.9 million. This result was achieved on the back of more than 1,400 lots sold and 1,484 lots settled across the syndicated portfolio.

“Once again, the improved result was attributable to sound demand for residential land across Victoria and Queensland,” said Mr Gore.

At year end, Peet was managing 28 syndicated land holdings nationally, half of which were located on the east coast of Australia.

During the year Peet also completed its first retail syndicate with land in three states and, in line with its national investor relations strategy, grew its investor base by attracting new investors from across Australia. Peet Tri State Syndicate Limited holds land in Western Australia, Queensland and New South Wales and the first lots are due to be released in the year ahead.

Changes to Management Structure
During the year, the Company appointed several experienced senior executives to the management team allowing the Managing Director and CEO to implement a new robust and efficient organisational structure.

“Peet has continued to invest for the future by adding highly skilled and experienced members to its executive and management team during the financial year,” said Mr Gore.

Capital Management
Peet had net bank debt at 30 June 2008 of $224 million while gearing (net bank debt/total assets – adjusted for market value) stood at 37%, which is within the Company’s target range of 30%-40%.

The Group maintained its three-year evergreen corporate facility with a maturity profile of 2.2 years and was 36.5% protected by fixed interest rate hedges. The average cost of debt for the year was approximately 7.8% and the interest cover was 4.21 times.

The Company is fully compliant with all its banking covenants.

“Peet remains well positioned with its banking facilities secured by its portfolio of high-quality property assets, solid operating cash flows and strong banking relationships,” said Mr Gore.
“Operating cash flows supported by additional borrowings were predominantly used to acquire and develop land during the year,” he said.

Strategy
Peet Limited’s focus, in what will be a challenging residential property market in the year ahead,
remains on delivering sustainable and steady growth in earnings for shareholders over the medium to long term.

Peet will continue to:
  • focus on its core business of asset management, land syndication and funds management;
  • seek opportunities to grow its existing funds management platform and capital partnering
  • relationships;
  • remain prudent with its capital management by recycling capital and managing gearing levels.
  • address the affordability issue, ensuring a full range of product offering;
  • leverage its land bank - generating further development opportunities; and
  • ensure its operations are environmentally responsible.
Mr Gore said the truly national status of the Company positioned it well to manage its performance through changing property cycles.

“The Company is currently marketing and managing some 80 developments across Australia, well over half of which are on the east coast,” he said. “In the year ahead, sales at a further eight developments including seven on the east coast are scheduled to commence.

“Our production pipeline and marketing schedule underlines the strategic manner in which the
Company has built a strong and geographically diverse land bank with the objective of optimising
returns in varying market conditions and managing its business through property cycles,” said Mr Gore.

“We will continue to make prudent and strategic decisions about the allocation of capital, acquisitions and partnership opportunities.

“Peet Limited continues to operate under the same quality business model that has delivered
consistent growth over many years with a high level of transparency and responsible gearing.”

Outlook
“Peet Limited expects to be operating within a challenging Australian residential market in the year ahead, with clear signs that the difficult macroeconomic environment will persist in FY09,” said Mr Gore.

“Nonetheless, the fundamentals of the residential property market remain sound.

“While short-term issues such as affordability, purchaser confidence and investor activity can cause more volatile short-term cycles, long-term prospects for residential property development are strongly linked to underlying supply and demand.

“The current cycle has resulted in a major shortfall in housing supply relative to underlying demand, which is determined by factors such as population growth (driven by international migration) and employment rates – and those factors remain positive.

“Interest rates are also a key catalyst for consumer sentiment and, while anticipated lower interest rates are unlikely to spark an immediate response, it should have a positive impact on the residential property market,” said Mr Gore.

“Peet, with the strengths of its business platform, management experience and the geographic diversity of the business, is well placed to target ongoing earnings growth over the medium to long-term.”

Kwinana to benefit from Green Corps funding

An innovative, collaborative partnership between a private organisation, a local government authority, a landcare authority, an indigenous organisation, a community group and an employment/training agency has resulted in the group successfully securing Green Corps funding for a project to rehabilitate native bushlands and wetlands in the Kwinana area.

The 26 week Youth Greening and Growing the Environment project will commence in September this year, providing ten local young people the opportunity to contribute to the enhancement, conservation and ecological function of a number of existing natural environmental assets in Kwinana.

Each of the project partners – Peet Limited, Bridging the Gap Inc, Ngulla Community Nursery, Medina Aboriginal Cultural Community, Town of Kwinana and Swan Catchment Council – are committed to community involvement in achieving Kwinana’s environmental vision and youth development in Kwinana.

The innovative environmental training and youth development project will be run with Greening Australia as a part of the Federal Government’s highly successful Green Corps program, a youth development and environmental training program aimed at youths aged between 17 and 20.

Peet Limited Managing Director Brendan Gore said he was proud to support the program which delivers significant social and environmental benefits to local communities.

“This partnership has helped create something very positive,” said Mr Gore. “This is ‘real-life’ work experience that develops valuable skills in each of the participants and helps to create an environmental asset for communities,” he said.

Ngulla Community Nursery – propagating and planting native plant species, building infrastructure and the installation of fencing

The Village at Wellard northern wetland – mulching, revegetating bushland and installing educational signage throughout the wetland. Other potential activities may include the constructing a new boardwalk.

Kwinana Beach – rehabilitating dune areas, developing a walk trail and erosion control.

Magenup Lake – weed control, constructing a fence and installing interpretive signage.


Clementi Reserve – rehabilitating walkways, constructing and installing fencing along trails and controlling weeds and mulching bushlands.

Spectacles Wetlands – rehabilitating bushland areas damaged in the 2007 Christmas fires by surveying existing plant re-vegetation, collecting seed for propagation, supporting weed spraying operations and removing dangerous objects

The Green Corps project aims to provide environmental outcomes which aid the conservation of Australia’s natural environment and provide youths with opportunities for improved employment and educational outcomes as they connect with their communities.

Each member of the Green Corps team will receive accredited training designed to develop practical skills to help them open the door to future employment opportunities. They will also receive first-aid and occupational health and safety training to complete their work-force experience.

Join in the opening celebrations at the Lakelands Community House

Lakelands residents and the local community are invited to join the City of Mandurah and Peet Limited to celebrate the official opening of the new Lakelands Community House on Saturday 9 August.

The Community House, located on the corner Dalona Parkway and Jasper Way in the award-winning Lakelands Private Estate is a community partnership project between the City of Mandurah and Peet Limited.

Her Worship the Mayor of Mandurah Paddi Creevey will officially open the Community House at 12pm, with a free fun-filled community event to follow running until 3pm.

An afternoon for the whole family to enjoy is planned, with a host of activities and entertainment including a roving magician, arts and crafts and informative community displays by local groups as well as a free sausage sizzle!

Big crowd for Burns Beach celebration of style on display

Environment gets green thumbs from Lakelands community

Residents and the local community are being invited to register to take part in a special community planting day at Peet Limited's award-winning Lakelands Private Estate on Sunday 27 July as part of Planet Ark's National Tree Day.

The tree planting site will be along the Arramall Trail from Ballard Meander Park to Campion Fairway. The Trail follows the same path as the Mandurah Rail Line and the new trees will provide a nature strip between the railway and nearby residential housing.

Peet Limited Managing Director Brendan Gore said "supporting National Tree Day provided a great opportunity for the community to get involved and help achieve lasting benefits for the local environment".

"Environmental protection and sustainability are key parts of the development at Lakelands Private Estate and Peet is pleased to be able to help support this valuable and worthwhile initiative," Mr Gore said.

Participants will get involved with the planting of some 1,250 plants, which when fully grown will create a natural corridor for birdlife and will also help prevent erosion in the area. They will also assist with ground preparation, mulching and weed control.

Tools and equipment for planting will be provided and participants will be treated to a barbecue and refreshments at the end of the day.

Two days earlier, on Friday 25 July, students from local schools including Mandurah Baptist College will take their learning out of the classroom for Schools Tree Day.

The students will gather at Winjan Park to learn about the natural bushland area and gain a better understanding of the significance of the Winjan bushland area as a historical source of food and medicine to the indigenous community.

It will also provide the opportunity for students to get their hands dirty participating in activities that will benefit the community by ensuring the park's protection and restoration of degraded areas. The students will also undertake an ongoing monitoring program of this pocket of bush in Lakelands Private Estate.

Lucky Mandurah couple win at Lattitude Lakelands

Mandurah couple Brian and Lainey Wilkerson admit to being a little stunned to learn they had won the major prize at the official opening of the new display home at Lattitude Lakelands.

Participants will get involved with the planting of some 1,250 plants, which when fully grown will create a natural corridor for birdlife and will also help prevent erosion in the area. They will also assist with ground preparation, mulching and weed control.

Tools and equipment for planting will be provided and participants will be treated to a barbecue and refreshments at the end of the day.

Two days earlier, on Friday 25 July, students from local schools including Mandurah Baptist College will take their learning out of the classroom for Schools Tree Day.

The students will gather at Winjan Park to learn about the natural bushland area and gain a better understanding of the significance of the Winjan bushland area as a historical source of food and medicine to the indigenous community.

It will also provide the opportunity for students to get their hands dirty participating in activities that will benefit the community by ensuring the park’s protection and restoration of degraded areas. The students will also undertake an ongoing monitoring program of this pocket of bush in Lakelands Private Estate.

Another step forward in sustainable home design was taken today (Monday 16 June), with the official opening of the Quattro Sustainable Home in Queens Park. The Quattro Sustainable Home now provides the people of Perth with a new source of information about creating a more sustainable home.

Department of Housing and Works Director General John Coles, who officially opened the home, said he was particularly proud to officially launch a project that embodies all the exciting work the Department and its partners are now doing.

“Quattro will be another excellent example of the Department’s commitment to delivering more affordable housing lots, so more families and first homebuyers can realise their dreams,” Mr Coles said.

“It will also demonstrate how the Department’s urban renewal program can completely transform suburbs and the lives of people who live there.”

Mr Coles said the home demonstrates how sustainable practices can be incorporated into modern building designs in a highly affordable and practical way.

“The project partners are committed to sustainable development and the home is a great resource for people seeking information about what they can do in their own home to have a positive impact on the environment,” Mr Coles said.

Following the official proceedings guests were treated to a healthy lunch and tours of the home. The lunch menu reflected the produce found in the home’s edible garden and was prepared to highlight the benefits of incorporating a productive garden into the family home.

Designed by Solar Dwellings and built by Redink Homes, the Quattro Sustainable Home achieves an impressive 7-star rating for thermal performance.

Solar Dwellings Director Griff Morris said true passive solar design was a challenge with the Quattro Sustainable Home, given the constraints of the block.

Young ‘green thumbs’ get Waterwise

Students from Pakenham Consolidated Primary School will officially launch their new Waterwise garden makeover on Tuesday 10 June, one of six new gardens presented to winning Victorian schools by Peet Limited.

The competition, designed to raise awareness of water conservation, received an impressive response with nearly 2,000 Victorian students across 23 schools participating.

Peet Limited uses water sensitive designs in all its estates, including local estate Cardinia Lakes.

The top three entries from each of the participating schools were put through their paces by the guest judges Melissa King, of Channel Nine's Garden Gurus and Darren Atkinson, President of the Landscape Architects Institute.

The six winning schools are in the final stages of garden makeovers, with students gaining a unique opportunity to contribute hands on with the planting of native, low maintenance, water wise shrubs and grasses.

Partnership paves the way for Community Art Project

A community arts project is set to get underway at The Village at Wellard with the help of a $7,800 Community Arts Network WA Catalyst grant.

The grant was secured by a partnership between The Village at Wellard joint venture partners Peet Limited and the Department of Housing and Works, the Town of Kwinana and the Peter Carnley Anglican Community School.

The Village at Wellard Community Art project will provide an exciting opportunity for residents and the wider Kwinana community to work together to create series of community artworks.

Peet Limited Managing Director Brendan Gore said this was a great result for all the partners involved and particularly for the local community.

"The community now has the opportunity to be part of creating their own identity," said Mr Gore. "I look forward to seeing the creation of these artworks which will reflect the community's environmental and social values and principles."

"I encourage all the experienced and budding artists in the Kwinana area to share their ideas and get involved in this project," he said.

The artworks will contribute to the creation of dynamic, interactive areas of public open space within the estate with feature works also planned to run along the pathway in Linear Park.

The project is being coordinated by community consultants Creating Communities Australia and will also involve the Medina Aboriginal Cultural Community and Challenger TAFE students.

Town of Kwinana Mayor Carol Adams said this was a great demonstration of what can be achieved through public / private partnerships.

"This project will deliver significant community, cultural and educational outcomes for the local community and create a cultural legacy for future generations," Ms Adams said.

A series of student and community workshops will be held, beginning in late July.
