Expert advice for creating fashionable, functional and water-wise homes will be on offer over the next two weekends at the new builders display village at Lakelands Private Estate.
Renew Environmental consultant Sarah Molloy will be available between 1pm and 4pm on Saturday 29 March and Sunday 30 March to personally discuss water-wise measures for the home and garden.
“Garden watering accounts for more than half the water used by households and there are many easy ways to create a water-wise garden, like using a drip-irrigation system, planting native plants and taking care of the soil,” Ms Molloy said.
Ms Molloy will also give visitors to Lakelands advice on water-saving measures for the home, including some which will also save householders money.
“Being water-wise doesn’t necessarily mean spending more and there is an assortment of water-wise home appliances, such as washing machines, which consumers can get rebates for,” she said.
“Some items, such as tap valves and low-flow shower heads, are available at a relatively low-cost and in the long-run, will save on the cost of water and power.”
As well as water-wise tips, Interior Design Consultant Jane Fyfe from 4 Rooms design consultancy will be on hand from 1pm to 4pm on Saturday 5 April and Sunday 6 April to offer Perth homeowners a little design inspiration and expert design advice.
“Your home is your sanctuary and it needs to suit your lifestyle and reflect your personality whilst being functional,” Mrs Fyfe said.
“Selecting finishes and colours for your home is stressful as there is far too much choice available in the current market.”
“With input of your ideas and a structured approach to the building process I can offer advise to help the process flow relatively smoothly. The key is to establish likes, dislikes and a starting point that can be built upon.”
Mrs Fyfe said homes are becoming more individual and unique especially with smaller lots and more interesting floor plans, with greater consideration given to lifestyle.
“Everyone has different lifestyles and use parts of their home in various ways, and colours and design will impact upon its functionality,” she said.
“For example, around a kitchen bench on any night of the week there may be someone preparing a meal, another person sitting chatting on the phone and someone else doing homework. Design elements have to be considered to suit everyone in the home.”
The special sessions at Lakelands by Ms Fyfe and Ms Molloy are part of a series of initiatives organised to celebrate the opening of the new builders display village at the estate.
The village is one of the southern suburbs’ most comprehensive builders display villages, featuring 21 new home designs from some of Perth most renowned builders.
The village showcases many styles specifically suited to Lakelands Private Estate and prospective residents can walk through the various display homes including cottage houses and traditional and homestead living options.
The whole family is invited down to enjoy the other activates at Lakelands including face-painting, an animal petting farm and roving bands.

Development opportunity at The Ridge
Perth developers have until 2 April to secure one of seven prime commercial sites at The Ridge in Baldivis, one of the State’s fastest growing suburbs.
Expressions of interest have been called for seven sites at the Peet Limited residential estate, which offers a unique location and growth potential for small and medium-sized developers.
A number of the sites feature the potential for group housing units including a:
• 13 unit site on 2,977sqm;
• 9 unit site on 2,042sqm;
• 8 unit site on 1,768sqm; and
• 7 unit site on 1,594sqm.
The remainder of the sites include a 2,662sqm site for commercial development, a 1,098sqm child care commercial site and a massive 6,141sqm site suitable for either a 27 unit group housing site or a 15 lot Green Title subdivision.
The sites are well located towards the centre of the master-planned estate. Already home to more than 350 Perth families, The Ridge community has distinguished itself as a highly sought-after development.
Peet Limited Managing Director, Brendan Gore, expects a strong response for the sites from Perth developers.
“The Ridge has proved popular with Perth homebuyers offering a quality estate benefiting from beautifully landscaped parks and great views to the west, north and east,” Mr Gore said.
“These sites offer significant development potential either through group housing or further commercial activity to cater for the area’s growing population.”
All of the sites are within easy access of the soon to be constructed Nairn Drive which will provide accessibility to Safety Bay Road and the proposed Baldivis Regional Centre, making the Kwinana Freeway and forthcoming railway a convenient commuting option.
Major shopping centres, schools and the beach are within ten kilometres of the estate, and residents have convenient access to all of Rockingham's shopping and entertainment facilities.
Expressions of interest close at 4pm on Wednesday 2 April 2008. For more information please contact Allen Sutton on 9523 2292.

Community celebration to mark pavilion opening at Wellard
The local community is set to celebrate the fruits of a partnership between local government, State Government and big business with the official opening of the new Wellard Community Pavilion at The Village at Wellard this weekend (16 March).
The pavilion – located on the sports oval on Wellard Road – is a new multipurpose community facility which will be available for use by local sporting and community groups. The Peter Carnley Anglican Community School will also use the facility for their sports program.
The Wellard Community Pavilion is the result of a partnership between Peet Limited, the Department of Housing and Works, Town of Kwinana, Department of Sport and Recreation and the Peter Carnley Anglican Community School.
Peet Limited Managing Director Brendan Gore said this was a milestone event for the estate and a great example of the benefits private/public partnerships can deliver to the community.
“The pavilion is a great facility, made possible by the commitment and funding from all of the project partners,” said Mr Gore.
To celebrate the official opening, the Town of Kwinana and The Village at Wellard joint venture partners, Peet Limited and the Department of Housing and Works, are hosting a free community celebration this Sunday.
Being held at the new pavilion between 10am and 12pm, there will be plenty of fun activities including displays, sports demonstrations, live music, face painting, a bouncy castle and a free sausage sizzle.
Town of Kwinana Mayor Carol Adams will officially cut the ribbon and declare the pavilion open at 10.30am.
“It will be a great opportunity for The Village at Wellard residents and local community to have a look at the pavilion and share in the celebration with their neighbours,” said Mr Gore. “I’m sure this will be the first of many great community events.”
The Leda Junior Football Club is the first group to start using the Wellard Community Pavilion and the Town of Kwinana are keen to hear from other community groups interested in using the facility.
The Village at Wellard will eventually be home to 2700 families, living on 320 hectares including 28 hectares of landscaped parks, 17 hectares dedicated to a Bush Forever site and 10 hectares of conservation wetlands.
There are currently a variety of options available for people interested in joining The Village at Wellard community including cottage, traditional and large family homesites in the first release south of the railway line within a few minutes’ walk of the new Wellard Train Station, as well as some very affordable titled lots available in the Village Rise, Leda.
For more information visit The Village at Wellard Sales and Information Office on the corner of Runnymede Gate and Cliveden Avenue, Wellard which is open on Monday and Tuesday from 2pm to 5pm, Wednesday 3.30pm to 5pm as well as Saturday and Sunday from 1pm to 5pm or please visit www.thevillageatwellard.com.au

Design guidelines show the way for Wellard Village Centre
The design guidelines for the proposed Village Centre at The Village at Wellard have been approved by the Town of Kwinana Council paving the way for development of the site which is set to become a vibrant hub for the local community.
The Wellard Village Centre, located adjacent to the new Wellard Train Station, is a return to traditional neighbourhood design with a defined town centre and traditional main street.
It is designed to incorporate a mix of retail, commercial, civic and residential components and over time will include a local supermarket, cafes, medical services, a newsagency, child care centre and a community centre.
Peet Limited Managing Director Brendan Gore said they were pleased to have reached this milestone.
“The Village Centre has been designed to cater for the shopping, entertainment, employment and social needs of the community,” said Mr Gore.
“Through careful planning, nearly all of The Village at Wellard homes will be within a short walk of the Village Centre providing all residents with easy access to the facilities they are looking for,” said Mr Gore.
The design guidelines will be used to guide the architectural form of the development of the Village Centre, ensuring a coordinated approach and a consistency of building quality.
The architectural character will be of a contemporary nature featuring composite external finishes, with primary wall materials such as painted render, stone work, or face brick complimented by minor elements of light weight cladding materials, accent colours and alternative materials.

Lakelands resident on track for adventure of a lifetime
Most people living in the southern suburbs already think the Perth to Mandurah train line is excellent, but for Graeme Cramond it has been the ticket to the adventure of a lifetime.
The Lakelands Private Estate resident and lifelong train enthusiast said he was stunned when he found out he was the lucky winner of the Lakelands Great Train Adventure Competition.
After correctly answering a simple question as part of the train-themed competition sponsored by Peet Limited’s award-winning Lakelands Private Estate, Graeme’s entry was drawn as the winner!
“I couldn’t believe it when the call came to say I had won,” Graeme says.
“My wife catches the train to work every day and that’s how she found out about the Lakelands competition. I am thrilled to have won, it’s just amazing.”
Graeme’s prize is a trip for two on his choice of one of the world’s most exciting train journeys including The Orient Express, The Silk Road and The Rocky Mountaineer (Vancouver to Calgary).
Describing the choice between the different trips as a difficult one, Graeme said he couldn’t pass up the chance to travel on The Silk Road.
“The journey from St Petersburg to Beijing is part of history. It’s not just the train journey itself but the sights that you see as well – The Great Wall, the Terra Cotta Soldiers. It will be a truly amazing experience,” Graeme says.
Graeme said in his younger years he served as a train driver and has always been fascinated with trains, especially steam engines.
Peet Limited Managing Director Brendan Gore said it was a bonus for such a train enthusiast to have won the prize.
“The Lakelands Great Train Adventure Competition was set up to highlight the great new service from Perth to Mandurah that many Lakelands residents are now using,” Mr Gore said.
“It is good to know that Graeme will get the most out of this trip and I wish him a safe and memorable journey.”
Like the Cramonds, many Lakelands residents have begun using the Perth to Mandurah train line, making the trip to Perth in around 48 minutes. The quick and reliable service means Lakelands Private Estate ideally suits those wanting to work in the city, yet live in a family-oriented neighbourhood.
Convenient access to the city is not the only reason many Perth homebuyers are choosing Lakelands. Beautiful Madora Beach is just minutes from the estate, and with many of Mandurah’s renowned boating, fishing and picnicking spots at their doorstep, Lakelands residents enjoy a holiday lifestyle all year round.
Many well priced lots are still available in currently released stages. For further about Lakelands Private Estate please contact Sales Manager Francis Tas on (08) 9581 8835 or visit www.lakelands-estate.com.au.

East Coast Strength Drives Future Growth
Peet Limited has announced an after tax profit of $15.3 million for the half year ended 31 December 2007. The result is in line with expectations and the Company maintains its full year earnings growth target of 10% in 2007/08.
Key highlights include:
Managing Director and Chief Executive Officer, Brendan Gore, said the result for the half-year was in line with expectations and that the performance of the Company’s Victorian and Queensland operations was particularly pleasing.
“Our eastern states operations have performed well, delivering 61% of EBIT and reflecting the strong property markets and improved volume and lot prices in those states and we expect that trend to continue in the second half of the year,” said Mr Gore.
As well as strong demand resulting in volume growth from east coast developments, the Company’s results show an increase in the average sale price of lots in Queensland and Victorian estates of 21% and 10% respectively, compared with the same period last year.
“Meanwhile, the Western Australian market has eased and while the Company expects further easing in the Western Australian market in the months ahead, the medium and long-term fundamentals including population and economic growth remain strong,” Mr Gore said.
Peet’s land bank pipeline management and acquisition strategy has positioned it to effectively manage the changes in the Western Australian market.
The Company is currently managing in excess of 70 projects across Australia, well over half of which are on the east coast. In the next 18 months, sales at a further 17 developments (with a total of 6,026 lots) in Victoria, Queensland and Western Australia are scheduled to commence with 12 of these estates in the growth markets of Victoria and Queensland.
“We have been very strategic in allocating capital and making key acquisitions during the first half of the year,” said Mr Gore.
More than 5,400 potential lots have been purchased, including five parcels of land in Queensland and another in New South Wales. Some 2,800 lots relate to the Alkimos syndication.
“The establishment of the Peet Wholesale Land Syndicate and its acquisition that secured a land parcel with the potential to yield 2,800 rare coastal lots at Alkimos, a northern suburb of Perth, was achieved with the backing of major institutions including MTAA Super and The Myer Family Company Pty Ltd,” said Mr Gore. “We look forward to delivering sound returns on that investment in the years to come.
“Preparations for the launch of a Peet Alkimos retail syndicate in the first quarter of FY09 are underway and it has already received strong national interest from potential investors,” he added.
The Company also acquired a parcel of potential industrial land in Victoria – Peet’s third in the region, expanding the Company’s capacity in this area. The second half of the 2007/08 financial year is expected to deliver the balance of the targeted growth for Peet Limited with a large number of lots already under contract and due to settle during the period.
The Company achieved sales of some 1,025 lots in the first half of 2007/08 and as at the end of the period there were 1,370 lots (an increase of 23% since 30 June 2007), with an estimated on completion value of $281 million, sold and awaiting settlement.
“Peet Limited continues to operate under the same quality business model that has delivered consistent growth over many years with a high level of transparency and reasonably low gearing,” said Mr Gore.

Key highlights include:
- Interim dividend of 9 cents per share fully franked to be paid 18 April 2008 – maintaining the interim dividend paid at the same time last year;
- 61% of EBIT delivered from operations across Victoria and Queensland;
- 1,370 lots from owned and managed projects were under contract, at 31 December 2007 – an increase of 23% since 30 June 2007. These unsettled sales have a value of $281 million, underpinning confidence in the second half of FY08’s performance;
- Establishment of the $300 million Peet Wholesale Land Syndicate and its purchase of a residentially zoned beachfront property at Alkimos, a northern suburb of Perth, with potential for a masterplanned community of some 2,800 lots;
- Gearing ratio at 41% (net bank debt/total assets – adjusted for market value); and
- Land bank increased to around 38,000 lots with an estimated on-completion value of $7.6 billion (if sold at today’s prices).
